What We Inspect

Every Local Law 152 inspection begins at the Point of Entry (POE) — the location where the gas piping enters the building.

From the Point of Entry, we visually inspect all exposed gas piping in non-tenant areas, including boiler and mechanical rooms, laundry rooms, basements, cellars, hallways, corridors, and other common areas. We also inspect exposed gas piping located on the roof, when applicable.

In mixed-use buildings, the inspection includes commercial spaces containing exposed gas piping.

Local Law 152 inspections do not include dwelling units or tenant apartments. However, the common hallways and other accessible areas outside those apartments are inspected.

Every inspection includes the Point of Entry, regardless of the building's configuration.

During the inspection, we look for unsafe conditions, evidence of gas leaks, corrosion, improper or deteriorated piping, and other conditions that may require correction.

Local Law 152 Has Changed

Welcome to Cycle 2

If you own a building subject to Local Law 152, chances are you've already been through your first gas piping inspection. The inspection requirement now include commercial tenant space — and the filing process has changed significantly.

Beginning in 2026, the NYC Department of Buildings moved Local Law 152 into DOB NOW: Safety. The old filing process has been replaced with a more interactive electronic system involving both the Licensed Master Plumber and the building owner.

What's different this time?

  • The building owner needs an NYC.ID account.
  • Your Licensed Master Plumber schedules the inspection and notifies DOB of the inspection date and time.
  • After the inspection, the plumber reports the results and applicable defects through DOB NOW.
  • The owner then reviews and signs the filing and pays the required DOB fee.

The inspection itself hasn't changed nearly as much as the paperwork has.

We still begin at the Point of Entry and inspect the exposed gas piping throughout the required areas of the building. What has changed is how the inspection is scheduled, documented, reported, certified, and filed with DOB.
